The manager’s duties as they relate to property management are varied. Typically, these include

  • attracting prospective tenants to the property
  • selecting and screening renters
  • Rent negotiations
  • Rent and deposit collection
  • choosing and managing maintenance providers and contractors
  • Managing and allocating money through a trust account
  • filing taxes
  • Having conversations with tenants
  • handling additional concerns, like notices and evictions, or engaging legal counsel to do so

The owner must contact the property management right once if something occurs that might prevent this from happening, such as the property going into foreclosure.
